QUICK Cost-To-Build estimates are not available for specialty plans and construction such as garage / apartment, townhouse, multi-family, hillside, flat roof, concrete walls, log cabin, home additions, and other designs inconsistent with the assumptions outlined in Item 1 above.
User is able to select and have costs instantly calculate for slab on grade, crawlspace or full basement options.

Estimate will dynamically adjust costs based on the home plan's finished square feet, porch, garage and bathrooms.

All home plans are based on the following design assumptions: 8 foot basement ceiling height, 9 foot first floor ceiling height, 8 foot second floor ceiling height (if used), gable roof; 2 dormers, average roof pitch is 12:12, 1 to 2 covered porches, porch construction on foundations.
Summarized cost report will provide approximately 70 lines of cost detail within the following home construction categories: Site Work, Foundations, Basement (if used), Exterior Shell, Special Spaces (Kitchen, Bathrooms, etc), Interior Construction, Elevators, Plumbing, Heating / AC, Electrical Systems, Appliances, Contractor Markup. Q:For the porches and balconies what kind of beams are being called out. Are these treated glulam beams? If so what are the dimension and how many? Could treated 2x10s be screw together in place of the glulam beams? Thanks, Jim
6 3/4" X 12" Glu-lams, 5 1/8" X 12" Glu-lams and 6" X 12" D.F. #2 beams. All deck beams are exterior beams with exterior weather glue. Yes, you can quadruple 2X10's glued and screwed but it will cost more than the glu-lams and you will likely want to wrap them too.

Q:Can you tell the size and length of the outdoor porch balconice"s beams. What are the options for the beams themselfs...LVL, Glu-lam or just large dimenisional timbers...also does the plan call out outdoor treated beams for all the outdoor porches and balconies? Beautiful design but I would think very costly depending on answers to these questions... Thks Jim
A:This plan's decks and exterior roof system is designed with 6 3/4" X 12" Glu-lams, 5 1/8" X 12" Glu-lams and 6" X 12" D.F. #2 beams. All deck beams are exterior beams with exterior weather glue.
